1) Design supervision
① Review the type and quantity of fire fighting facilities required according to the purpose, structure, size, etc. of the building and verify that the design drawings and documents conform to laws and standards. Also, if a design change is required, approval for change is granted.
② Review the safety during the design stage of a building or facility. Review the layout of the building, the location of the entrance and exit, the evacuation route in case of fire, and the installation of fire fighting equipment. To do this, you must comply with the design form and relevant regulations under the Building Act.

2) Construction supervision
① Review the construction plan and construction standards prepared by the contractor, check whether they are properly constructed in accordance with the design drawing, relevant laws and technical standards, and conduct technical guidance on quality and construction management. 2. Electrical Design and Supervision of Electrical Construction

2.1. Electrical design

Important considerations in the electrical design of buildings are as follows.


Building usage and number of people: The appropriate power capacity should be calculated by considering the use of the building and the number of people, and the appropriate lighting equipment and outlet location should be determined.

Electrical Safety Regulations: Domestic and international electrical safety regulations regarding the installation of electrical equipment must be observed.

Electrical Safety: Protective devices such as ground, circuit breaker, and short circuit breaker must be installed to ensure the safety of electrical equipment inside the building.

Environmental requirements: The location selection and wiring composition of the electrical installations inside the building should take into account environmental requirements (humidity, temperature, dust, etc.).

Reliability: To increase the reliability of the electrical installation, a backup installation should be installed in critical areas, which requires separate space and power supply to be considered.

Energy Saving: As electricity bills rise and the need to conserve energy increases, there is a need to reduce electricity usage by introducing energy-saving electrical equipment and energy management systems.

Convenience: The convenience of electrical equipment inside a building is an important factor in enhancing the convenience of building users. The location and type of lighting, switches, and outlets should be installed in consideration of the user's convenience.

3.1. Design and supervision of mechanical equipment

3.1.4. Design and Construction Considering Maintenance - Technical Standards for Mechanical Equipment Article 9

1) Mechanical facilities shall be designed and constructed in accordance with the following criteria for efficient maintenance.


① Facilitate the maintenance of equipment, pipes, ducts, and various accessories that constitute mechanical equipment
② If necessary, the maintenance costs of machinery and equipment can be shared, individual control, or integrated control
③ To secure at least a minimum space for maintenance and maintenance of mechanical facilities, such as inspection holes

2) Design and construction standards taking into account the maintenance and management of machinery facilities under paragraph (1) shall be as specified in attached Table 15.

3.2. Mechanical Equipment Performance Inspection

3.2.1. Relevant laws and regulations

1) Mechanical Equipment Maintenance Standards Article 11 (Performance Inspection)


① The management entity shall conduct a performance inspection at least once a year from the date of completion of the relevant building, etc. (referring to the date of approval for use or approval for completion of construction, etc. (hereinafter referred to as the "baseline date") by referring to the maintenance guidelines under Article 6, the current status table of machinery facilities subject to inspection in attached Form 1, the results of maintenance conducted pursuant to Article 9, and the matters to be reviewed when inspecting the performance of machinery facilities under attached Table 3.

③ The performance inspection under paragraph (1) shall be conducted by using equipment under attached Table 7 (3) of the Decree, and the management entity shall record the results in the inspection table subject to the performance inspection of mechanical facilities in attached Form 3 after completing the inspection and preserve the results thereof.
④ Where the head of the Special Self-Governing City, the Governor of the Special Self-Governing Province, the head of the Si/Gun/Gu requests the submission of inspection records pursuant to Article 17 (3) of the Act, the management entity shall prepare and submit a report on the results of the performance inspection of mechanical equipment in attached Form 4.

2) Article 7 of Mechanical Equipment Maintenance Standards (Establishment of Maintenance and Performance Inspection Plan)


② When the management entity intends to conduct a performance inspection under Article 11, he/she shall prepare a performance inspection plan for mechanical facilities, including the following matters: In such cases, the performance inspection of the heat source and cooling and heating facilities shall be conducted every other year by separating the cooling and heating facilities.

2. The quantity of mechanical equipment subject to performance inspection calculated in accordance with the criteria in attached Table 2

3) Buildings subject to performance inspection


By April 17th of 2024 (every year), owners or managers of mechanical facilities installed in buildings of a certain size or larger must comply with the maintenance standards of mechanical facilities, check the performance required for maintenance, and prepare inspection records.
